As Director of Lumb Structural Consulting, I provide a highly specialized, direct engineering service for historic assets, driven by the core methodology of understanding before intervention.
Operating as a Chartered Engineer since 2017 across complex Grade I listed structures—including the Houses of Parliament and Barts Pathology Museum—I apply the concept of ‘appreciative enquiry.’ By identifying exactly what is already working for your building, I build on its inherent structural capacity to avoid unnecessary and destructive interventions.
Guided by the principles of the SPAB and Historic England, my practice prioritizes minimum intervention, specifying honest, material-compatible repairs for historic timber, ironwork, and masonry and specialise in working with listed buildings and local conservation officers to agree the most appropriate solution.
This evidence-based approach ensures precise engineering stewardship, smoothly facilitates listed building consent, and preserves authentic historic fabric for future generations.

Site Inspections, Surveys & Diagnostics:
Accurate structural diagnostics require precise data. I define and procure the exact survey scope required for your historic asset, eliminating unnecessary work. This targeted approach includes specifying photo surveys for rapid early-stage information, managing drone surveys for inaccessible elevations, and processing complex point cloud data processing to inform highly accurate, minimal-intervention approach. I also advise on specialist surveys after undertaking an initial inspection.

Timber
I provide extensive diagnostic and design expertise for historic timber structures. The engineering process begins with a rigorous initial site review to accurately diagnose active decay mechanisms. When precise information is required to inform structural adequacy, I specify and manage targeted specialist surveys, utilising non-destructive techniques such as micro-drilling. All subsequent design solutions I propose mandate sympathetic, low-impact traditional carpentry and localised reinforcement to preserve the maximum amount of original historic fabric.

Historic Iron and Steel
Effective intervention in historic metalwork requires precise metallurgical data. I execute comprehensive structural appraisals of existing iron and steel structures, scoping and managing targeted non-destructive testing—including ultrasonic flaw detection, hardness, eddy current, metallurgical data analysis and dye penetrant tests. By accurately diagnosing connection pathology and inherent capaciteis using historical guidance, I design highly specific, minimal-impact repairs that secure the asset's structural integrity while preserving its original engineering fabric.

Stone, Brick & Lime
Historic masonry relies fundamentally on breathability. I conduct rigorous initial assessments of existing mortars to verify the presence of historic lime and identify the detrimental use of modern cement. When interventions are necessary, I prepare highly detailed pre-construction specifications for repointing and localised repairs. Utilising extensive technical knowledge of Natural Hydraulic Limes (NHLs) and traditional hot-mixed non-hydraulic lime, I ensure exact material compatibility to protect the historic fabric. If complex material pathologies exist, I scope and manage specialized mortar testing to define the precise repair methods.
Concrete
I guide diagnosis of complex concrete decay mechanisms, including carbonation and chloride-induced corrosion. By accurately scoping and managing targeted material testing, I establish the exact condition of the structure. All subsequent repair specifications are engineered to be strictly compatible with the existing historic concrete mix, ensuring long-term structural durability and preventing the accelerated deterioration often caused by inappropriate, mismatched modern repair materials.
Subsidence & Foundations
Diagnosing subsidence in heritage assets requires an evidence-based, monitoring led approach to prevent irreversible and damaging interventions. I work directly alongside insurers and loss adjusters to ensure historic fabric is rigorously protected throughout the claims process. By advocating for the least destructive structural measures and focusing on root-cause mitigation, I ensure that invasive concrete underpinning is strictly reserved as an absolute last resort.
